摘要:裝配式建筑無論從使用功能還是外觀造型來說都優于傳統建筑,其必將成為建筑行業的發展主流。首先分析了裝配式建筑的發展現狀,然后詳細分析影響裝配式建筑成本的因素,最終(zhong)以某小區為例(li)探討裝配式建筑成本控制(zhi)措(cuo)施(shi),希望能(neng)為相(xiang)關人員提供參考(kao)。

1裝配式建筑的發展現狀
目前,裝(zhuang)配(pei)式(shi)(shi)建(jian)(jian)筑的發展(zhan)(zhan)在(zai)(zai)我國處于(yu)上升(sheng)趨勢,通過數據可(ke)知,2015年我國裝(zhuang)配(pei)式(shi)(shi)建(jian)(jian)筑的開工(gong)面積為360萬m2,到2018年已上升(sheng)到2.9億m2,實現行業59%的復合增(zeng)速。因此裝(zhuang)配(pei)式(shi)(shi)建(jian)(jian)筑在(zai)(zai)我國備受相關單(dan)位關注(zhu),但是在(zai)(zai)多個層(ceng)面未形成(cheng)完(wan)整的體系,很大(da)(da)一部分建(jian)(jian)筑公司仍傾向于(yu)傳統施(shi)工(gong)方式(shi)(shi),主要原因在(zai)(zai)于(yu)裝(zhuang)配(pei)式(shi)(shi)建(jian)(jian)筑施(shi)工(gong)成(cheng)本高(gao)于(yu)傳統施(shi)工(gong)方式(shi)(shi),并(bing)且施(shi)工(gong)條件和技術(shu)相對(dui)薄弱。但由(you)于(yu)我國對(dui)裝(zhuang)配(pei)式(shi)(shi)建(jian)(jian)筑行業的大(da)(da)力支持,其(qi)仍然處于(yu)上升(sheng)發展(zhan)(zhan)趨勢。
2影響裝配式建筑成本的因素
2.1設計費增加
預(yu)制裝配(pei)(pei)式建筑設(she)(she)計(ji)(ji)對(dui)設(she)(she)計(ji)(ji)師(shi)(shi)(shi)要(yao)(yao)(yao)求(qiu)比較高,而且設(she)(she)計(ji)(ji)師(shi)(shi)(shi)一旦確定設(she)(she)計(ji)(ji),在制作(zuo)(zuo)和(he)施(shi)工(gong)過程(cheng)(cheng)中方案無法再變(bian)更,所以必須選(xuan)擇專(zhuan)業能力強、認真負責的(de)(de)設(she)(she)計(ji)(ji)師(shi)(shi)(shi),確保設(she)(she)計(ji)(ji)的(de)(de)精度(du)與深度(du),同(tong)時(shi)建筑師(shi)(shi)(shi)、結構(gou)師(shi)(shi)(shi)等與設(she)(she)計(ji)(ji)師(shi)(shi)(shi)緊密(mi)合作(zuo)(zuo),設(she)(she)計(ji)(ji)人(ren)員也(ye)要(yao)(yao)(yao)和(he)技術(shu)人(ren)員、制作(zuo)(zuo)廠家以及施(shi)工(gong)單位保持緊密(mi)聯系。此(ci)外,裝配(pei)(pei)式建筑在施(shi)工(gong)過程(cheng)(cheng)中對(dui)設(she)(she)計(ji)(ji)師(shi)(shi)(shi)的(de)(de)要(yao)(yao)(yao)求(qiu)比較高,同(tong)時(shi)需要(yao)(yao)(yao)不同(tong)部門(men)的(de)(de)設(she)(she)計(ji)(ji)師(shi)(shi)(shi)同(tong)時(shi)展開設(she)(she)計(ji)(ji)工(gong)作(zuo)(zuo),配(pei)(pei)合難度(du)系數較高,綜(zong)合性較強,增加了(le)裝配(pei)(pei)式建筑的(de)(de)成本(ben)。
2.2PC材料成本高
由于裝配(pei)式(shi)建筑工程(cheng)與傳統建筑工程(cheng)在具(ju)體施工用材上有(you)所差異,傳統的現(xian)澆建筑材料主(zhu)要為鋼筋和水(shui)泥(ni)等,而(er)裝配(pei)式(shi)建筑除了(le)鋼結構還會大量用到PC材料,導致裝配(pei)式(shi)建筑工程(cheng)中(zhong)材料成本有(you)所增加。
2.3缺乏必要重視,未構建(jian)成(cheng)本管(guan)理體(ti)系
成(cheng)(cheng)本(ben)管(guan)(guan)理(li)(li)是(shi)一項(xiang)系(xi)統化(hua)的工(gong)作(zuo)(zuo)(zuo),其過程(cheng)不僅需要(yao)(yao)工(gong)作(zuo)(zuo)(zuo)人員(yuan)(yuan)(yuan)的參與和配合,更需要(yao)(yao)專業的成(cheng)(cheng)本(ben)管(guan)(guan)理(li)(li)人員(yuan)(yuan)(yuan)制(zhi)定一系(xi)列關(guan)于(yu)(yu)合理(li)(li)使(shi)用和管(guan)(guan)理(li)(li)設施的計(ji)劃,還需要(yao)(yao)對(dui)現(xian)(xian)場進行在線后(hou)臺監控和現(xian)(xian)場管(guan)(guan)理(li)(li)。另外(wai),施工(gong)人員(yuan)(yuan)(yuan)要(yao)(yao)有(you)協作(zuo)(zuo)(zuo)意識,準確匯報各(ge)階段工(gong)作(zuo)(zuo)(zuo),按照(zhao)成(cheng)(cheng)本(ben)計(ji)劃開展工(gong)作(zuo)(zuo)(zuo)。但在現(xian)(xian)實操(cao)作(zuo)(zuo)(zuo)過程(cheng)中,成(cheng)(cheng)本(ben)管(guan)(guan)理(li)(li)在大(da)多數(shu)施工(gong)團隊中得不到重視(shi),主要(yao)(yao)原因是(shi)更加重視(shi)短(duan)期(qi)利益回報,從(cong)而忽略了長久(jiu)的發(fa)展,因此(ci)片面(mian)認為(wei)縮(suo)短(duan)工(gong)期(qi)或以其他方式壓縮(suo)能實現(xian)(xian)利潤最大(da)化(hua),其根本(ben)原因在于(yu)(yu)不夠了解成(cheng)(cheng)本(ben)管(guan)(guan)理(li)(li)內容(rong)和作(zuo)(zuo)(zuo)用,導致成(cheng)(cheng)本(ben)上(shang)升[1]。除此(ci)之外(wai),由于(yu)(yu)缺(que)乏標準化(hua)管(guan)(guan)理(li)(li),在人員(yuan)(yuan)(yuan)配置上(shang)也(ye)沒有(you)根據人員(yuan)(yuan)(yuan)工(gong)作(zuo)(zuo)(zuo)內容(rong)和適(shi)用性(xing)合理(li)(li)分配工(gong)作(zuo)(zuo)(zuo),內部管(guan)(guan)理(li)(li)機制(zhi)不健全,導致成(cheng)(cheng)本(ben)管(guan)(guan)理(li)(li)人員(yuan)(yuan)(yuan)積(ji)極性(xing)降低,成(cheng)(cheng)本(ben)管(guan)(guan)理(li)(li)工(gong)作(zuo)(zuo)(zuo)無法發(fa)揮作(zuo)(zuo)(zuo)用。
2.4生產階段
1)構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)標準化程(cheng)度(du)較(jiao)低(di)相較(jiao)于(yu)(yu)傳(chuan)統(tong)(tong)的(de)(de)現(xian)澆(jiao)式(shi)(shi)(shi)建筑(zhu)(zhu)(zhu)工(gong)程(cheng),裝(zhuang)配(pei)(pei)(pei)式(shi)(shi)(shi)建筑(zhu)(zhu)(zhu)構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)的(de)(de)標準化程(cheng)度(du)有所區別。傳(chuan)統(tong)(tong)的(de)(de)現(xian)澆(jiao)式(shi)(shi)(shi)對于(yu)(yu)構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)的(de)(de)標準化程(cheng)度(du)講究“穩(wen)”,對于(yu)(yu)其標準化程(cheng)度(du)要求(qiu)(qiu)相對固(gu)定。相較(jiao)而(er)(er)言,裝(zhuang)配(pei)(pei)(pei)式(shi)(shi)(shi)建筑(zhu)(zhu)(zhu)在構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)的(de)(de)標準化程(cheng)度(du)上要求(qiu)(qiu)并沒有傳(chuan)統(tong)(tong)式(shi)(shi)(shi)高,反而(er)(er)比(bi)較(jiao)低(di)。2)構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)生(sheng)產(chan)(chan)(chan)(chan)(chan)企業專業化程(cheng)度(du)低(di)。由(you)(you)于(yu)(yu)我國構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)生(sheng)產(chan)(chan)(chan)(chan)(chan)技術有限,導致在生(sheng)產(chan)(chan)(chan)(chan)(chan)過程(cheng)中出現(xian)耗材現(xian)象,耗資成本(ben)主要表現(xian)在PC構(gou)(gou)(gou)件(jian)費用(yong)上,由(you)(you)于(yu)(yu)平常構(gou)(gou)(gou)建成本(ben)高、所需量(liang)大(da)(da)、用(yong)量(liang)難(nan)把控(kong),導致裝(zhuang)配(pei)(pei)(pei)式(shi)(shi)(shi)建筑(zhu)(zhu)(zhu)成本(ben)大(da)(da)幅度(du)增加(jia),從(cong)而(er)(er)加(jia)大(da)(da)整體(ti)成本(ben)的(de)(de)管控(kong)難(nan)度(du)[2]。3)構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)生(sheng)產(chan)(chan)(chan)(chan)(chan)規模化程(cheng)度(du)低(di)。原因主要有兩點(dian):一是由(you)(you)于(yu)(yu)市(shi)場(chang)需求(qiu)(qiu)量(liang)小,構(gou)(gou)(gou)配(pei)(pei)(pei)件(jian)的(de)(de)生(sheng)產(chan)(chan)(chan)(chan)(chan)規模沒有擴(kuo)大(da)(da)的(de)(de)必要;二是沒有競爭(zheng),缺少同(tong)類產(chan)(chan)(chan)(chan)(chan)品的(de)(de)對比(bi),缺乏學(xue)習(xi)進步的(de)(de)機會(hui)。4)工(gong)期。由(you)(you)于(yu)(yu)裝(zhuang)配(pei)(pei)(pei)式(shi)(shi)(shi)建筑(zhu)(zhu)(zhu)工(gong)程(cheng)在施工(gong)過程(cheng)中耗費的(de)(de)材料比(bi)較(jiao)多(duo),而(er)(er)且整個過程(cheng)中勞(lao)動強度(du)大(da)(da),因此生(sheng)產(chan)(chan)(chan)(chan)(chan)效率不理想,施工(gong)進度(du)同(tong)時(shi)(shi)(shi)也會(hui)被影(ying)響,雖(sui)然整體(ti)施工(gong)時(shi)(shi)(shi)間(jian)比(bi)傳(chuan)統(tong)(tong)建筑(zhu)(zhu)(zhu)施工(gong)時(shi)(shi)(shi)間(jian)少,但仍(reng)會(hui)對成本(ben)產(chan)(chan)(chan)(chan)(chan)生(sheng)影(ying)響。
2.5生產技術
雖然(ran)BIM技(ji)術(shu)已經發展(zhan)成(cheng)熟,在(zai)不同程度上改變了(le)傳統的(de)項目合作模式(shi),并在(zai)建(jian)(jian)筑結(jie)構中對于水電(dian)暖氣等各個方面(mian)能起到很(hen)好的(de)協調作用(yong),從(cong)而降低設計(ji)成(cheng)本,但(dan)是實際(ji)上,選(xuan)擇應用(yong)新興技(ji)術(shu)減少成(cheng)本的(de)企業(ye)并不多,這(zhe)極大地影響了(le)建(jian)(jian)筑成(cheng)本預算(suan)的(de)合理(li)性,也(ye)降低了(le)成(cheng)本預算(suan)的(de)合理(li)性,從(cong)而影響到建(jian)(jian)筑行業(ye)的(de)發展(zhan)。
3以某小區為例分析裝配式建筑成本控制措施
3.1案例概況
某項(xiang)目為一個公租房小(xiao)區,小(xiao)區建(jian)筑(zhu)(zhu)總面積(ji)(ji)約為11萬m2,目標房量為22000套,整個小(xiao)區全部采取裝配(pei)式(shi)(shi)建(jian)筑(zhu)(zhu)的施(shi)工(gong)方式(shi)(shi),為實現領(ling)包入住,全小(xiao)區安(an)裝環(huan)保(bao)節能的衛浴以及櫥(chu)柜。本文選(xuan)擇該(gai)小(xiao)區的三號樓為案(an)例,采用(yong)數據對(dui)比的方式(shi)(shi)比較(jiao)裝配(pei)式(shi)(shi)施(shi)工(gong)形式(shi)(shi)和(he)傳統(tong)現澆施(shi)工(gong)形式(shi)(shi),其建(jian)筑(zhu)(zhu)面積(ji)(ji)為42713.562m2,實際占(zhan)地面積(ji)(ji)為410.912m2。通(tong)過對(dui)裝配(pei)式(shi)(shi)建(jian)筑(zhu)(zhu)和(he)傳統(tong)現澆建(jian)筑(zhu)(zhu)兩(liang)(liang)種施(shi)工(gong)方式(shi)(shi)的成本進行(xing)比較(jiao)分(fen)析發現,裝配(pei)式(shi)(shi)建(jian)筑(zhu)(zhu)施(shi)工(gong)工(gong)期雖短,但是PC材(cai)料(liao)在實際操(cao)作(zuo)中產生的費用(yong)較(jiao)多,對(dui)整體預算影響較(jiao)大,因此為了實現裝配(pei)式(shi)(shi)建(jian)筑(zhu)(zhu)成本管(guan)控效果,要對(dui)PC材(cai)料(liao)進行(xing)管(guan)控,具體表現在安(an)裝和(he)使用(yong)策略兩(liang)(liang)方面,見表1。
3.2裝配式建(jian)筑(zhu)成(cheng)本控制策略(lve)
1)合理選擇(ze)PC生產廠家(jia)(jia)。控制(zhi)PC成(cheng)本(ben)(ben)首先要控制(zhi)生產成(cheng)本(ben)(ben),即原(yuan)材料(liao)成(cheng)本(ben)(ben),其(qi)次(ci)控制(zhi)其(qi)構件(jian)運(yun)輸(shu)成(cheng)本(ben)(ben),其(qi)實現(xian)方法是盡量(liang)選擇(ze)距(ju)離施工(gong)(gong)現(xian)場比(bi)較近的(de)廠家(jia)(jia)。2)提(ti)升安(an)裝(zhuang)施工(gong)(gong)的(de)水準。裝(zhuang)配式建筑預制(zhi)構件(jian)安(an)裝(zhuang)施工(gong)(gong)為整(zheng)個工(gong)(gong)程中最關(guan)鍵的(de)一步,其(qi)安(an)裝(zhuang)水平會直接對成(cheng)本(ben)(ben)產生影(ying)響,為避(bi)免返工(gong)(gong)等延誤工(gong)(gong)期(qi)的(de)情(qing)況出現(xian),要注(zhu)重提(ti)升裝(zhuang)配式建筑預制(zhi)構件(jian)安(an)裝(zhuang)施工(gong)(gong)的(de)水準[3]。3)轉變構件(jian)運(yun)輸(shu)形(xing)式,減(jian)少運(yun)輸(shu)費用。為減(jian)少車(che)輛(liang)使用次(ci)數,提(ti)高用車(che)效率,實現(xian)運(yun)輸(shu)成(cheng)本(ben)(ben)的(de)縮(suo)減(jian),在運(yun)輸(shu)前,對構件(jian)尺寸(cun)和車(che)輛(liang)荷載量(liang)做周密的(de)核算,這樣不但(dan)能節(jie)約(yue)運(yun)費,而且(qie)能避(bi)免增加不必要的(de)其(qi)他費用。
3.3裝配式建筑成本管(guan)理的(de)優(you)化措施

由于(yu)裝配式建(jian)筑(zhu)成(cheng)本居(ju)高(gao)不下(xia),因此有必要(yao)控制(zhi)其成(cheng)本,經分析可在以(yi)下(xia)方面做出調整:首(shou)先控制(zhi)PC成(cheng)本,其次確(que)保施(shi)工(gong)計劃、運輸計劃的(de)周密性,最后提(ti)高(gao)施(shi)工(gong)水準。希望本文探討能為今后裝配式建(jian)筑(zhu)的(de)成(cheng)本管控提(ti)供參考。
